Shraddha, Shakti Kapoor lease Mumbai flat at Rs 2.5 lakh rent

Shraddha Kapoor and Shakti Kapoor have leased a 1,050 sq ft Mahalaxmi flat for Rs 2.5 lakh a month, with 5% yearly hikes over three years.

Shraddha Kapoor and her father, Shakti Kapoor, are adding a rental stream to their Mahalaxmi property play. Documents reviewed by real-estate data firm CRE Matrix show the father-daughter duo has leased a unit in Piramal Mahalaxmi South Tower to Akshat Khetan at Rs 2.5 lakh a month.

Inside the lease

The apartment is on the third floor and spans 1,050 sq ft. The leave and licence agreement was registered on June 26, 2026. Its 36-month tenure kicked in on July 1, 2026, and stays in force through June 30, 2029.

For the first year, the monthly rent holds at Rs 2.5 lakh. After that it climbs 5% each year: Rs 2.625 lakh for the second 12 months and about Rs 2.756 lakh in the final stretch. Across the whole three-year term, the total rental outgo adds up to roughly Rs 94.58 lakh, alongside an interest-free, refundable security deposit of Rs 7.5 lakh.

There is also a 12-month lock-in window. During that period, neither the landlords nor the tenant can walk away without the costs spelled out in the contract.

A second move in the same tower

The new lease isn’t the family’s first brush with this address. In January 2025, Shraddha and Shakti Kapoor jointly bought a 1,042.73 sq ft apartment in the same tower for Rs 6.24 crore, with registration dated January 13, 2025. Now they have leased out another flat in the same development, deepening their presence in Mahalaxmi East.

For fans, this is a glimpse of how star families hold wealth beyond the movies: premium Mumbai property that can be lived in, leased out, or held for appreciation. A fixed-rent-plus-escalation structure protects the landlords’ yield over time, and the lock-in guards against an early exit from either side.
