Shraddha and Shakti Kapoor Rent Mahalaxmi Flat for Rs 2.5 Lakh a Month
Shraddha Kapoor and Shakti Kapoor have leased a nearly 1,050 sq ft Mahalaxmi apartment for three years, starting at Rs 2.5 lakh and rising to Rs 2.75 lakh.

Shraddha Kapoor and her father Shakti Kapoor have leased out a nearly 1,050 sq ft apartment in Mumbai’s Mahalaxmi area, giving fans another look at how the family manages its real estate. Property documents accessed by CRE Matrix show the actors signed a three-year leave and licence agreement with a monthly rent that starts at Rs 2.5 lakh.
The rent ladder
The agreement was recorded on June 26, 2026, for the apartment in Piramal Mahalaxmi South Tower on G B Sakpal Marg and San Guruji Marg, Mahalaxmi East. A leave and licence structure is common in Mumbai: it lets the tenant use the property without transferring ownership or full tenancy rights. The deal comes with a security deposit of Rs 7.5 lakh, and the rent steps up each year.
- Year one: Rs 2.5 lakh per month
- Year two: Rs 2.62 lakh per month
- Year three: Rs 2.75 lakh per month
The apartment is furnished with a sofa, chair, cupboards, four air-conditioners, a water purifier, refrigerator, washing machine, gas stove, hob, chimney, dining table and other furniture and appliances.
Who pays what
Under the agreement, the premises can be used only as a residential property. The licensors — Shakti Kapoor and Shraddha Kapoor — will handle maintenance charges, rates, taxes, levies, assessments and non-occupancy charges. The tenant, named in the document as Akshat Khetan, will pay electricity charges directly according to consumption.
A growing property portfolio
This is not the Kapoors’ first Mumbai real estate move. Last year, Shraddha and Shakti bought an apartment worth Rs 6.24 crore from Glyder Buildcon Realtors Private Limited, registered on January 13, 2025. Shraddha also renewed the lease for her Juhu apartment for a year at Rs 6 lakh per month, paying Rs 72 lakh directly for the entire year.
