Shah Rukh Khan’s Rs 300 Crore Mannat Gets New Floors

Few addresses in Mumbai pull fans the way Shah Rukh Khan’s Mannat does. Now the superstar’s home is being renovated, and producer-real estate developer Anand Pandit has revealed exactly what is changing inside.
What’s being added to Mannat?
Speaking on Ravi Kewalramani’s podcast, Pandit said his company is handling two properties connected to Shah Rukh Khan. At Mannat, the work is focused on the rear side of the six-storey residence.
“We’re adding a few floors to the back portion of Mannat,” Pandit said.
Shah Rukh and his family had temporarily moved out in April 2025, before the renovation began, to a luxury apartment building in Pali Hill.

The property has grown from the Rs 18 crore Shah Rukh paid for it to a reported Rs 300 crore valuation today. That jump tells the larger story of celebrity real estate in Mumbai: a home attached to a huge star can become a public landmark as much as a private residence.
Pandit, founder of Shri Lotus Developers and Realty, said the company’s client list is built around Bollywood. “Eighty to 90 per cent of Bollywood is with Lotus,” he said.
The bigger Bollywood footprint
Pandit also recalled a separate redevelopment project on Carter Road, Shree Amrit Society, where Shah Rukh bought his first apartment after moving from Delhi. When the star heard Lotus was interested in the site, he offered to put in a word: he would tell the society chairperson to give the property only to Lotus.
That enthusiasm, Pandit said, made the project even more exciting because of its size and location. His company has already worked with Hrithik Roshan, who bought two floors, Rakesh Roshan, who bought three, and Ajay Devgn, who took one floor in an earlier project that became an icon at the time.
For fans, the renovation means Mannat is changing physically, but its place in Bollywood geography remains the same. The property continues to be closely tied to Shah Rukh Khan.
