Ronit Roy leases Andheri West office for Rs 1.39 crore
Ronit Roy has leased a 950 sq ft office in Andheri West for five years, with total rent of about Rs 1.39 crore and a 5% annual escalation.

Ronit Roy has added a new commercial rental to his Mumbai property portfolio. The actor has leased out a 950-square-foot office space in Andheri West for a total of approximately Rs 1.39 crore over five years, according to a Business Standard report that cited property registration documents accessed by CRE Matrix.
The deal in numbers
The office is on the fourth floor of Vastu Prestige, near City Mall in Andheri West. The leave-and-licence agreement was registered on June 12 and the lease began on July 10. It runs for 60 months, until July 9, 2031.
- Monthly rent: Rs 2.1 lakh
- Security deposit: Rs 6.5 lakh
- Total five-year rent: Rs 1,39,24,584, or about Rs 1.39 crore
- Annual escalation: 5%
- Lock-in period: 36 months
Kerawi Care (OPC) Private Limited, represented by director Vandana Verma, is the licensee. Roy appears as the licensor in the agreement.
Who pays for what
The terms split the property expenses clearly. Roy, as licensor, takes care of property taxes, maintenance charges and non-occupancy charges. The tenant pays electricity bills according to actual consumption. The agreement does not mention a designated car parking space for the office.
A growing Mumbai property track record
This is not Roy’s only reported real estate transaction in the city. In 2024, he purchased a 4,258-square-foot apartment in the Lodha Versova project for Rs 18.94 crore, according to a Hindustan Times report citing documents accessed by IndexTap.com. The property reportedly came with four car parking spaces. A separate Economic Times report in September 2026 said Roy and his family live in Versova and expanded their home over the years by acquiring adjoining apartments.
Why this matters for fans and followers
For readers who track celebrity careers as closely as their films, real estate moves offer a look at how stars build wealth beyond acting. Roy is known for television roles such as Mihir Virani in Kyunki Saas Bhi Kabhi Bahu Thi and Rishabh Bajaj in Kasautii Zindagii Kay. He also owns Ace Security and Protection, a security agency that has reportedly served Amitabh Bachchan, Shah Rukh Khan, Salman Khan, Aamir Khan and, more recently, Saif Ali Khan after the attack on the actor.
A 5% annual escalation and a 36-month lock-in point to stable rental income over the next five years. With the lease in place until 2031, the office becomes one more income stream alongside his acting work and security business.
